A question that many new home buyers ask themselves when looking to buy a home.

The advice from your friends and family comes in different versions but has the same message: Don't check your credit scores  often...because it will drop for too many inquiries.

Over the years, I saw some lenders and loan officers use this excuse in order to keep their prospects from shopping around fro better rates with their competition..

Under normal circumstances, you are allowed to shop for a mortgage when you are buying a home.

Every credit inquiry you approved for someone to take is either

A Hard Inquiry

or a 

Soft Inquiry

A Hard Inquiry will affect your credit scores

A Soft inquiry MAY NOT affect your credit scores f you are shopping around for a better rate

You are not going to be punished if you are shopping for the best rate for a certain period of time, this could be 14 days or more...

CAUTION: This only applies when you are shopping for the same type of credit . 

When you are shopping for a mortgage to buy a house

or

When you are shopping for a car and you want the best rates..

either or....but don't mix them!

#1  The First Impression Counts! –

From the moment the prospective buyers drive up to your property, they are judging your home. I've seen personally when buyers don't even bother to come inside because they have already made up their mind at a first glance. Your front yard, your entrance and every single room or space in a home should be a “wow” of some sort, providing something that is beyond what’s expected to the prospective buyer. First impressions apply to each and every single room or space in a home as well.

 

#2  Appeal to everyone –

 

Try to appeal to everyone who might come through your property by using neutral designs throughout your house.. from the colors of the walls to furniture, even statues and paintings on the wall. You must remain neutral and not force a strong conviction that would only appeal to a smaller percentage of your visitors.

 

#3  You are selling a lifestyle..not a house –

From all my years of experience and talking to perhaps thousands of people about homes and real estate. I ascertained this concept which I found it to be true and factual over and over again. Most buyers are shopping for a new lifestyle...not a house. All your marketing materials should refer to this fact.

 

#4  Don't Take it Personal –  

As soon as a house is in the market, it becomes a product and is all business from there. You can't avoid the emotional aspects of selling a home...but you better hide them well if you want to sell it for the most money at a timing that fit your plans.

 

#5  Be Committed To Getting Your Home Sold –  

Selling a home with a "just testing the water" attitude will not lead you to a positive outcome. Specially when it comes to the pricing of the property.  Every house has a reputation and you need to protect it. As you accumulate "Days On Market" your chances of getting your home sold for the highest amount it can bear is almost impossible. You will end up attracting only low-ball offers looking for a bargain as your home sits unsold  with the appearance that "there must be something wrong with that property being in the market so loooong!". Commit to sell or wait until you are…

 

#6  Hiring The Right Professional –

You need guidance, advice and direction from an experienced professional if you want to sell it for the most money. Know the difference when a commission is an EXPENSE versus when a commission is an INVESTMENT for you. Every single location, town or place in the USA is littered with discounted services that have only ONE VALUE TO OFFER : Their low commissions! A commission should never be an expenditure ...rather it should be an investment to help you get the most money for your house at a timing that fits your plans

 

#7  Pricing Your Home To Sell –

Know the facts and study it carefully . The pricing of your home should not be set on hope, automatic computerized CMA's and/or  false homeowner illusions. The price of your home should be set by square foot comparisons, current local market conditions, major improvements or lack of , pending sales, sold comps and the number of similar active listings in the area. You need guidance, advice and direction from an experienced professional to set the right price to sell, follow their advice and don't look back.

 

#8  When To Sell and When to Fold –  

If timing is unimportant to you, selling it on the "right season" could bring you better results. In general,  Spring marks the beginning of the busiest home-selling and home-buying season in most areas, followed by the Summer, Fall and Winter. If you are selling your home, finding the "optimal time to sell" should be considered, if you want to sell it for the most money. Beware that there are also other major factors involved on this. Competition numbers, local market conditions and local impact changes like a new plant or factory nearby...all or some may affect the timing when to put your home for sale. Your agent should advise you if you don't have any preferences, as they have their pulse in the local market and put your home for sale during the most optimal time.

So what are the 5 things people fear the most when buying real estate? 

FEAR #1 : 

I need at least 20% Down Payment to buy a house.

Most loans are are under 10% down, with FHA loans going as low as 3.5% down..even less!

Some lenders are now even lending with as little as 2% down on some special cases..

FEAR #2 : 

I need at least 780 Credit Score to buy a house.

The average credit score on approved loans is 723.

I have a loan officer that helps my clients fix their credits and can get them started in the 600's credit score range. .

Getting Approved for a Mortgage is HARD and a lot of work!

Did you know that 71% of all loans applications get approved....all you have to do is try it by contacting your trustful professional..Too many people are disqualifying themselves by thinking erroneously...don't fall under this trap.. .you need someone else to disqualify you.

FEAR #4 : 

There is not enough money out there for banks to lend.

The mortgage credit availability to obtain a mortgage loan has increased SUBSTANTIALLY just in the last 7 months. More banks and lending institutions are relaxing their requirements because the money they have to lend is accumulating and sitting around waiting for more applicants.

I'm afraid I lose my job and not be able to pay for my mortgage

You have to live somewhere anyways... and besides, a landlord is LESS forgiving than a mortgage holder when you have a temporary setback like losing a job or getting sick.

In Real Estate, we use it to have a legally binding agreement to purchase or transfer of real property.

As a real estate agent, your role stays within the boundaries of "fill-in-the-blanks" to direction of what forms to use. 

When a real estate form is being changed by striking off whole paragraphs, adding or introducing new verbiage (besides of the normal conditions of a real estate agreement ) The person doing the changes is practically practicing law and as a real estate agent, your duties does not extend this far. .

What is the best method?. .you may ask yourself

For Sale by Owner (FSBO) There are some people who sell their home the  FSBO way.

The majority of these sellers do it because they know the person they are selling it too. Most often this involves family members or close friends.

But in most cases they sell their own home to avoid paying a commission to an agent.

This is a risky move for anyone to try as it  reminds me of a time when I met one of my clients for the first time.. 

First, allow me to introduce myself.

My name is Fernando Herboso, I’m the broker for Maxus Realty Group in Montgomery County Maryland. 

I would like to take this opportunity to tell you about this client of mine that had to sell his home and was looking for ways to save money. 

He had a dilemma, as he was considering selling his home on his own in an effort to save commission,  but he also knew that selling his home as a FSBO was too time consuming and too risky for him.

Luckily he listened to my presentation as he realized that a very small percentage of FSBO are usually successful. 

Why try to overcome the odds and take on the difficulties of creating marketing systems just to sell one home?

I reminded him that my systems were already in place as my company  spends thousands of dollars each month making them run efficiently for all our listings...

That's when I decided to create a postcard that depicts clearly the difficulties for all For Sale By Owner candidates trying to save on commission fees.. .ignoring the facts that it takes time and money to market a home...if you want to achieve the highest value possible.

This is why my client realized that he had to employ the services of a full time real estate professional, (that is) if he wanted the odds on his side.

I introduced to all my “Home Selling Systems” one evening at his home. I showed him how we were able to attract buyers for our listings as we multiplied the number of showings by 10 in just the first 7 days we had it listed. 

The home was SOLD soon after in just in 27 days, and he  was able to save thousands of dollars on commission fees by "NETTING" more money at the closing table.

Today is Thanksgiving and it's a powerful day where families get together, share communion and fellowship while attempting not to eat or sleep too much..
 
But as you know, there is much more to Thanksgiving than turkey and pumpkin pie
Today is: "Gratitude Day" 
 
When we seem to forget of the every day blessings that surrounds us all the time...
 
Here's what I mean and how the picture above gave me the lesson of gratitude
 
You see, many times in our personal life and business endeavors we tend to look for heroes around famous people, the people that seems most everyone admires. .
Sports heroes, movie stars. .you know,  people of importance 
But what I found where the real heroes abound...
They are all around us and most often ...they are the ones we really love..
 
My 12 year old daughter was recently part of the Archdiocesan Altar Server Recognition Mass at the Basilica of the National Shrine of the Immaculate Conception
 


She was being honored for being an Altar Server at our local church for their unique contribution to the liturgical life in Church.
 
Being an Altar Server in our church does not come without sacrifices, 
Waking up early on Sundays without complaining..
No matter the cold, wind or the snow..you must show up
I see her full commitment and I admire her immensely for it..
Her discipline has been an example for me and the way I live and work
 
She is my baby, but she is also my hero . . 
 

 
Her mother and I  made it a very special day. . .
around all our family and friends 
We wanted to tell her that her sacrifices were being noticed 
and she certainly deserved all  the recognition . .
specially coming from us , her parents. . .
 
I'm thankful that I get to share my life with her. . 
I'm thankful for her heart and compassion
I'm thankful that she sees life as an opportunity to serve
and the joy it brings her is contagious.

Where are Washington DC's Best  Christmas Lights Displays?

It’s that time of the year again

Christmas lights!

My family has this tradition to visit Christmas Lights Displays to get us into the Christmas spirit.

I will share with you the best places to go and hopefully your family can  catch some of these beautiful displays of magic and joy to the Season

The gift to all residents in the Washington DC area is that we share the best of each locations

Washington DC, Maryland and Northern Virginia

Let's separate them and let's start with Maryland: 

Where to go? 

 

Maryland Christmas Lights:

Winter Lights at Seneca Creek State Park
Location: 11950 Clopper Road, Gaithersburg, Maryland. November 27 through December 31, 2015 (closed December 25). Sunday - Thursday (closed Monday) 6 – 9 p.m. Friday and Saturday 6 – 10 p.m. $12 per car Tues-Thurs, $15 Fri-Sun. Pets are FREE!

I love this place because it is full of Winter Lights and they have over 350 illuminated displays  along a 3.5-mile drive through the park. 

 

 

 

The Washington, DC Church of Jesus Christ of Latter–day Saints

Location: 9900 Stoneybrook Dr, Kensington, MD 20895

This is also know to I-495 commuters "The Castle in Oz"  Or a Disney's Princess Home. .or my favorite when I'm stuck in traffic 'Highway to Heaven"

This is a Mormon temple an is open to all during the Christmas season. They have on display over 450,000 sparkling Christmas Lights, but the best part here is the live concerts and all is FREE!!

You can't miss this with your family. .

 

Winter Festival Of Lights at Watkins Regional Park

Location: 301 Watkins Park Drive, Upper Marlboro

November 27, 2015 through January 1, 2016. HOURS: 5-9:30 p.m. daily. $5 per car; $15 for mini-buses and limos; $25 for buses; $10 for multi-visit passes for cars and vans (good for three visits).

They boast to have over a million twinkling lights...and your gift is:

Washington DC Christmas Lights:

ZooLights at the National Zoo
Location: Rock Creek Park. Washington, DC.

This starts in November 27, 2015 through January 2, 2016. Closed Dec. 24, 25 and 31. Hours: 5-9 p.m. and is FREE Admission!

The National Zoo presents this seasonal display of thousands of sparkling animated lights every Christmas with  live musical performances, indoor animal exhibits, and much more.

Northern Virginia Christmas Lights:

Alexandria Holiday Boat Parade of Lights
Location: Old Town Alexandria Marina and Washington Harbour.

One day only. .December 5, 2015, 5:30 p.m. See dozens of festively decorated pleasure boats light up the sky along the Potomac River.

This parade begins at Alexandria's waterfront and travels to Washington's Channel at Water St. off of Maine Avenue and is part of Holiday Festivities in Old Town Alexandria

Location: 7700 Bull Run Dr., Centreville, Virginia.

November 18, 2015 through January 3, 2016. Plunge in November 2015"...NOT!

Misleading news seems to be the fallacy of today's news environment. Every major news organization are set to bring drama and bad news for ratings and they have plenty of it..

This week it wast reported,

The US existing Home Sales has plunged over 10%!

Reporting particularly dramatic events are taken to outweigh a significant amount of statistical evidence...

The evidence is very clear, 

The reason why HOME SALES PLUNGED over 10% in November 2015 is very simple:

A new government regulation was just implemented in October 3rd

This is the new “Know Before You Owe” mortgage rule, commonly known as the TILA-RESPA Integrated Disclosure (TRID) rule. 

These new regulations put a HALT STOP to many transactions in November.. 

Everyone was trying to figure it out how to comply with it..

This is why many transactions where delayed..

November's rise in numbers indicates exactly the time when this new regulation was implemented

The 3 day difference between October and November is EXACTLY 10% on one month's numbers..10% of transactions were delayed in November...DUH!

So, what is the true market indicator out there..

Without the drama most  news organizations seem to invent for better ratings..

Let's see how is the housing market actually doing right now...

The best indicator to forecast and look at how well the housing market is doing is to look at the "Foot Traffic Report" from NAR (National Association of Realtors) 

This report indicates the number of prospective buyers that are actively looking for a home at the current time;

So let's check what this report says in one single glance..(courtesy of KCM) 

It is very obvious..

That demand to buy single family homes is increasing over the last few months - not decreasing.

So if you are planning to sell a house soon, don't panic, no matter what last month’s sales numbers show, the housing market is still doing well as demand remains strong.

...and if you are thinking to buy soon,

sooner is better than later for these two reasons alone: 

  • Interest rates are creeping up
  • Less competition in the Winter months

"OMG Mortgages Interest Rates Are Almost 4%! "

A lot of people may not remember life during President Jimmy Carter years. .I know I do.

It was the late 70's

Interest rates were in some cases as high as 20% 

Unemployment was rampant and so was gas shortages all around the nation. 

You had to get in line to put gas in your car...and sometimes gas stations had empty tanks.

Now is 2016 

and I heard the first complain of 2016 from a customer that just signed up to our website, 

"OMG Mortgages Interest Rates Are Almost 4%! "

My customer was right, 

Mortgage interest rates, as reported by Freddie Mac, have increased over the last several weeks.

Following suite,  Fannie Mae, the Mortgage Bankers Association and the National Association of Realtors are all calling for mortgage rates to continue to rise over the next four quarters.

This has caused some home buyers  to reflect to this fact

The days of 3% Mortgage Rates are over.. and they ask themselves this question?

Should I go ahead and buy a house in 2016? 

My first thought was:

"c'mon man! , you should realize that current rates are still at historic lows"

If you are thinking on buying a home in 2016 

Be happy that the interest rates are still  around 4% 

It could be the 70's all over again...

There are very few instances in ones life that is as important as buying your first home. 
You don't have to do it alone, there are real estate professionals willing to help you achieve this dream. 
Just be sure that you are motivated to be a homeowner and hire an agent whom you feel comfortable with.
 
Remember, when you are buying a home, the seller has their own agent representing them....you need a buyer's agent to represent your best interests when buying a home
 
A first time home buyer is defined as an individual, who has not had an ownership interest in a home prior and has little or no experience in the home buying process
The National Board of Realtors advice to these buyers is to take your time and not rush. There are lots of steps and you need professional help.
 
One of the first steps to being a first time home buyer is to get their financial house in order, your Real Estate Agent will help you make sure your credit scores are compliant with all the new mortgage lending guidelines. You need a mortgage loan and that is the first focus in the home buying process. 
 
You need to be aware that the actual cost of buying home is usually much higher than the cost of the home itself, as it includes taxes, interest, and closing costs etc. 
But one thing you should not pay is your own Real Estate Agent, they are paid from the commissions offered by the seller. 
 
In general, the purchase of any real estate is contingent upon the contract price being at or below a fair market value determined by an appraisal. 
This will assure you that you will not overpay a penny over what the house is worth. 
Your lender send a third party appraiser to make sure the sales price in your contract is exactly what the house is worth or MORE.  
 
What happens if the house is valued less than the purchase price previously agreed with the seller? 
In this case the lender will not fund the loan to you. If the house's value is less than what your contract with the seller says..the lender will not give you a loan and subsequently  there will be no sale. 
 
The seller then will have to reconsider and they have the option to drop the price to the appraised value of dispute it by using another appraiser
This is when your real estate agent comes handy...to protect your best interests and advice you accordingly.
